Real Estate and Facilities Project Manager

Position Summary:

This position is responsible for planning, executing projects within scope, time, budget and building and managing project teams for PEC Real Estate and Facilities.

 

Essential Duties and Responsibilities:

  • Manage acquisition, disposal and/or development of cooperative real estate
  • Develop business cases and charter projects
  • Define project scope, goals, objectives, requirements, assumptions, constraints, budget, and resources
  • Develop and manage the work breakdown structure, project scheduling, logistics, budgeting and administrative activities
  • Collaborate with management to seek approval in securing resources for project team
  • Manage projects within the established scope, schedule and budget
  • Oversee risk management efforts, identify and mitigate risks
  • Develop communications plan and monitor throughout completion of projects
  • Report project status to stakeholders and the project team
  • Resolve schedule conflicts and changing of the project scope through change control methods
  • Communicate identification and resolution of business and project issues
  • Monitor, track and report on project deliverables
  • Record meeting minutes, action items and establish follow up procedures
  • Develop presentations to management for project status updates
  • Develop and maintain workflow diagramming, scope management and communications
  • Define and manage metrics for project success that align with key performance indicators
  • Manage corporate, transmission and distribution real estate projects, consultants, contractors, project status, project budget, easements and legal filings
  • Monitor property tax valuations
  • Develop and manage real estate appraisals, contracts, closings, market analysis, value statements and  term sheets
  • Manage zoning, platting, storm water, environmental, construction and other applicable regulations
  • Ensure PEC is complying with applicable laws and regulations
  • Develop and maintain comprehensive inventories of cooperative real estate
  • Track budget, expenditures and status of Capital Improvement Projects
  • Develop monthly Board Reports and overall real estate strategies
  • Provide estimates and budget support for Capital Improvement Projects
  • Maintain the security of confidential information
  • Stay abreast of advances in technology

 

Supervisory and/or Leadership Responsibilities:  May provide technical direction to others

  • Knowledge of using computer systems, which may include setting up and using

      hardware and software programs, entering data, configuration, or processing information

  • Knowledge of principles and processes for providing customer service
  • Knowledge of project management concepts, practices and procedures
  • Knowledge of a project management tool such as At Task and other complimentary tools
  • Skilled in handling multiple tasks, prioritizing and changing priorities
  • Skilled in identifying, analyzing and resolving problems
  • Skilled in time management
  • Skilled in prioritizing and managing changing priorities
  • Ability to anticipate, identify, analyze and resolve conflict and problems
  • Ability to set priorities

  • Ability to interface with all levels of management and employees
  • Ability to communicate effectively verbally and in writing
  • Ability to listen and understand information verbally and in writing

Minimum Qualifications – (Education, Experience, Certification, & Licensure):

  • Bachelor’s Degree in Business or related field
  • Directly related experience may substitute for education
  • Five years of related project management experience
  • Project Management Certification, Construction Management Certification, Real Estate Management Certification, Property Management Certification or ability to obtain and show confirmation of receipt in one year   
  • Valid Texas Driver’s License
  • Real Estate License preferred

  • Exempt employees receive a fixed bi-weekly salary to compensate them for all hours worked during each pay period
